Rental Agreement
Before check-in, the Host will send you a separate Rental Agreement. All guests are kindly requested to carefully read and sign this agreement before arrival. By signing it, guests acknowledge and agree to comply with these House Rules and to behave respectfully and responsibly throughout their stay.
Consideration
In the interest of good relations among tenants, all are obliged to show mutual consideration. The tenant is responsible for ensuring that cohabitants comply with the house rules.
Cleaning
Unusual soiling must be removed by the responsible party.
The following are prohibited:
Shaking or beating containers, blankets, etc. out of windows, from terraces or balconies.
Beating carpets before 7:00 a.m., after 8:00 p.m., and between 12:00 p.m. and 1:30 p.m. On Sundays and public holidays, this work is generally prohibited.
Making music before 8:00 a.m., after 8:00 p.m., and during the midday period from 12:00 p.m. to 2:00 p.m. Sound reproduction devices such as radios, televisions, music systems and musical instruments, etc., must be set or played so as not to disturb or annoy third parties (room volume).
Using washing machines or tumble dryers between 10:00 p.m. and 6:00 a.m., and allowing water to run in or out forcefully between 10:00 p.m. and 6:00 a.m.
Throwing hard objects, ashes, sweepings and coal residues, sanitary napkins, disposable diapers, cat litter, etc. into the toilet.
Leaving trash bags in the hallway. Trash bags must always be well sealed and placed in the container. All waste must be disposed of in fee-based waste bags or provided with the corresponding fee stickers. Municipal regulations must be observed.
Storing objects in the entrance hall, corridors, and other common areas. Transporting heavy objects such as crates and the like over stairs and floors without protective underlay.
Barbecuing
Cooking and grilling with fossil fuels (wood and charcoal) on the balcony is prohibited. When grilling with a gas or electric grill, appropriate consideration for the neighbors must be taken.
Safety
For safety reasons, the building must be kept closed from 8:00 p.m. In case of wind, rain, etc., windows, shutters and awnings must be closed, retracted, or secured with the locking devices.
Elevator
The instructions posted in the elevator must be observed. Malfunctions must be reported immediately to the caretaker or management. The installation should be treated with due care.
Children under 6 years of age may only use the elevator when accompanied by an adult.
Noise
For all other matters, reference is made to the Noise Control Ordinance or, where applicable, local noise regulations, as well as the police regulations.
Damages / Liability
If the tenant causes damage to the rental property or the premises, they are obliged to report it to the landlord immediately. The tenant is liable to the landlord for such damages.
Pets
Keeping pets is prohibited.
Smoking
Smoking in the apartment is prohibited.
Ventilation and Heating
Apartments must be aired briefly several times a day. It is recommended to perform cross-ventilation (draught for 3–4 minutes) 3–4 times a day. During frost, windows should only be opened for a short time and the heating should not be completely turned off in any room. Care must be taken to ensure that only carpets suitable for underfloor heating are used. Otherwise, the landlord cannot guarantee adequate heating.
